Terms & Conditions – The Property Ka-Ching Shortcuts

This website and program is owned and operated by Asia Wealth Creator Enterprise (CT0100021-K). By accessing, purchasing, subscribing to, or participating in any part of The Property Ka-Ching Shortcuts (“the Program”), you agree to be legally bound by the following terms and conditions.
1. Program Eligibility & Usage
1.1. This program is open to the public, except for individuals or entities registered as licensed real estate agencies or negotiators under the Board of Valuers, Appraisers, Estate Agents and Property Managers Malaysia (BOVEAP) unless otherwise approved.
1.2. By purchasing the Program, BOVEAP-registered property agents or negotiators agree to:
- Co-broke all future deals under the same project if using any creative content, materials, or advertisements from this Program.
- Attribute all leads, referrals, or conversions arising from the use of The Property Ka-Ching Shortcuts to the person under whose account the purchase was made.

2. Payment Terms & Refund Policy
2.1. The Program requires a one-time payment of RM97.
2.2. A 30-day Money-Back Guarantee applies under the following conditions:
- You successfully refer a new buyer within 30 days of purchase (based on submission timestamp).
- The buyer’s deal is verified, documented, and closed under your name through a developer project under Asia Wealth Creator Enterprise.
- You will then be entitled to:
- A RM2,888 Referral Commission; and
- A full refund of your RM97 payment.
2.3. If no valid referral is made within the 30-day period, no refund shall be issued.
2.4. Refunds are processed within 14 working days after successful verification of the deal.

3. Use of Creative Materials
3.1. All creatives (images, videos, captions, templates, and ad content) provided through this Program are protected under the Copyright Act 1987.
3.2. You are granted a non-exclusive, non-transferable, revocable license to use the content strictly for:
- Posting on your personal or business social media platforms to generate property referrals.
- Promoting developer projects designated by Asia Wealth Creator Enterprise.
3.3. You may not resell, sublicense, reproduce, or distribute the creative content in any form without prior written approval.
3.4. If you are found selling, distributing, or misusing any of the Program’s content:
- Asia Wealth Creator Enterprise reserves the right to issue a legal Letter of Demand.
- You will be required to compensate damages as determined by the company, including but not limited to loss of income, misuse of brand assets, and legal expenses.
3.5. All content is licensed exclusively to the paying individual whose name and details were used at the point of purchase.
3.6. Posting or publishing the Program’s content under another person’s or agent’s social media account, including team members, spouses, friends, or other agents, is strictly prohibited.
3.7. Asia Wealth Creator Enterprise reserves the right to verify social media accounts used for publishing Program content.
3.8. Any breach of these clauses shall result in immediate termination of the license without refund and may trigger a Letter of Demand for compensation.
3.9. Only content posted on approved and recorded social media accounts shall be eligible for referral fee claims. Approved accounts must be registered with Asia Wealth Creator Enterprise through the official Telegram verification process, including page name and page ID number. The final decision on eligibility rests solely with Asia Wealth Creator Enterprise.

4. Limitation of Liability
4.1. Asia Wealth Creator Enterprise shall not be liable for any indirect, incidental, or consequential damages arising from use or misuse of the Program.

5. Termination of Access
5.1. We reserve the right to terminate or restrict access to any participant who violates these Terms & Conditions without prior notice and without refund.

6. Governing Law & Jurisdiction
6.1. This agreement is governed by the laws of Malaysia.
6.2. Any dispute shall be resolved in the Courts of Malaysia, with venue preferably in Shah Alam or Kuala Lumpur, depending on where the breach occurs.

7. Data Protection & Privacy
7.1. All user information shall be handled in accordance with the Personal Data Protection Act 2010 (PDPA).
7.2. Your data will only be used for processing payments, issuing commissions, and program support communications.

8. Modifications to Terms
8.1. Asia Wealth Creator Enterprise reserves the right to modify these Terms & Conditions at any time. Updates will be posted on this website and are effective immediately upon publication.

If you do not agree to these terms, please do not proceed with the Program.
